This job in Rockville MD we installed a 28x46 Wital European tilt and turn window with a Boman Kemp stacked stone well. We replaced a small hoper window and steel well. We had to first cut the patio that was around the well which had a concrete base so that we could excavate to the footing to find the drain tile. When we dug to the footing of the home we didn’t find any drain tile so we added a 1/3 hp pump system with a dedicated electrical GFCI, to make sure the well never had any water issues. After we finished installing the pump we installed an egress compliant well made by boman kemp in a stacked stone finish. We then installed the pressure treated frame and an egress complaint European tilt and turn window made by Wital. After that we backfilled the well with stone and put trim inside and out on the window to finish it. The egress window is no higher than 44 inches off the basement floor, is a minimum of 5 square feet, and is no less than 20 inches in width and 24 inches in height - which is all the code requirements for a fire escape egress window in a basement. After this egress window was added the homeowner was able to call this a legal bedroom in the basement thus adding habitable space in the home and adding resale value. Please call JDS Hole Improvement the Maryland Egress Specialists for all your egress and fire escape needs in your basement.
